Do you use any modified or hacked content? That might be causing the problem.
You also might need to update your video drivers. Check to make sure you have the most current downloaded from the manufacturer.
Have you tried uninstalling the games and reinstalling them? That would be a last result.
You probably should check The Sims 2 website – they have a pretty extensive BBS there that might have more detail on things to check.
